14 October 2026: Stamp duty on deal figures
What was wrong. Our stamp duty calculation was still using the bands in force before 1 April 2025, when the 0% band in England and Northern Ireland fell from £250,000 to £125,000. Stamp duty, and so total cost and returns, were understated on deals above £125,000.
What we changed. We updated the calculation to the current GOV.UK rates, added tests against GOV.UK’s worked examples, and recalculated the stored figures on 110 deals the same day. The average stamp duty figure rose by £1,777. No deal changed from a profit to a loss.
